While both roof repair and replacement deal with the damages that your roof has incurred over time, it can be hard to decide which one is right for your commercial roof. Perhaps you’re simply trying to extend the life of your roof, or maybe you’re concerned that your roof is showing signs of major deterioration. Finding out whether your roof can be repaired instead of replaced or if a complete overhaul is required can actually be a relatively simple process. Below, we will explore a number of ways to determine if you need your roof repaired or if you need a whole new roof.

How Old Is Too Old?

The age of your roof is one of the defining factors in deciding whether you need repairs or a total roof replacement. The average lifespan of a commercial roof is 15-20 years. So if your roof is nearing that age, you might consider a replacement on that fact alone. Of course, repairs can mitigate a slew of issues like isolated damages or leaks, but repeatedly performing repairs on a roof that’s past its sell-by date can become a fruitless task—similar issues will likely continue to crop up as the roof ages further.

On the other hand, if your roof has recently been replaced and is only a few years old, it’s likely that you can deal with the issues at hand by performing a few repairs. While new roofs do sustain damage in those first couple of years, in most cases, it’s unlikely that the damage will be enough to warrant an entirely new roof replacement. In any case, both roof repair and replacement can extend your roof’s lifespan.

Examining Cost Over Time

Not only does committing to a roof repair or replacement likely extend the life of your roof, it can also increase your building’s curb appeal. But, there is a tradeoff. On the front end, replacing an entire roof can be much more costly than performing piecemeal patches and repairs. However, depending on the age or your roof, the upkeep of performing these regular repairs can eventually add up to more than it would cost to replace your roof from the get-go.

For this reason, again, it’s absolutely paramount to have a professional perform a roof inspection. They can let you know which areas of your roof are experiencing the most wear and tear and if you’ll need to repair or replace them in the future. Using this information, you should be able to decide between performing a repair or full-on replacement.

Assessing the Extent of Damage

Deciding whether your roof needs to be replaced or repaired begins like many other roofing endeavors. You’ll need to inspect your roof for signs of damage or other common roofing problems like roof leaks or deterioration. Hiring a roofing company or roofing contractor is typically the best avenue for inspecting your roof, since they are trained to spot roofing issues and deal with them safely.

During your inspection, you’ll be looking at the extent of damage to your roofing material, such as the shingles, roof membrane, or roof deck. As a rule of thumb, if 25-30% of your roof shows signs of damage, or if repairing the damages would only serve as a temporary stop-gap, you will likely need to look into a replacement instead of repair. For damages on a smaller scale—perhaps the wind knocked a few shingles off—you can often get by with a simple repair.

When assessing the extent of damage, you may also consider roof restoration vs. replacement. Restoration is the middle ground between repairing your roof and fully replacing it. If you need more than just minor repairs, but don’t have enough damage to warrant a full replacement, restoration might be your best option.

Roof Repair vs. Replacement

In either case, you can be sure that Floridian Roofing and Solar will begin by performing a thorough inspection of your roof and all its component parts, taking care to determine all of your roof’s major issues. After this inspection, separate processes begin to either repair or replace your building’s roof.

Repair

During the roof repair process, Floridian will carefully mark, clean, and prime all of the leaks on your roof. After this process dries, high-grade, water- and shrink-resistant silicone coating material is applied to seal up all of your roof’s leaks. Finally, it’s verified that the leak has been sealed with a water test, making sure the newly-applied silicone is thick enough and prevents leaking. This process takes two days to complete, reducing the amount of downtime a building owner has to deal with.

Replacement

After performing an initial inspection, Floridian will establish a water flow strategy for your new roof. This plan helps determine where—and how—water will flow throughout your roof.
