The Challenge: A Working Luxury Hotel That Could Not Go Dark
Casa Monica operates in coastal North Florida, which means its roof takes on some of the harshest conditions a commercial property in the state can face. Intense UV exposure, salt-laden air, torrential rainfall, and wind-driven storms all hit this roof directly, and the property still has to deliver a five-star guest experience through every one of those conditions.
A traditional tear-off replacement would have meant loud demolition, heavy equipment on an active roof deck, dust and debris in guest-facing areas, and a roof left open to Florida’s rain during construction. For an operating hotel, that level of disruption was not an option. Floridian Roofing & Solar needed a way to fully restore the roof’s protection without shutting the property down to do it.
The Solution: A Restoration Path, Not a Tear-Off
Gregg Braswell performed a detailed physical inspection of the existing roof before recommending any course of action. That inspection confirmed the building carried only one existing roof membrane layer. Under Florida Building Code, a second system can legally be installed over a single existing layer without requiring a full tear-off. That single detail changed the entire project. It meant Floridian Roofing & Solar could engineer a full restoration in place, rather than demolishing what was already there.
Working directly with GAF Technical Representatives, the team specified the GAF HydroStop® System, a liquid-applied, fabric-reinforced acrylic waterproofing membrane built for exactly this kind of commercial application. Because the system is fluid-applied rather than mechanically fastened or torched down, Floridian Roofing & Solar installed it with no hot asphalt odor, no open-flame equipment, and no disruptive tear-off phase. The embedded polyester reinforcing fabric gives the finished membrane the tensile strength and puncture resistance of a thick built-up roof system, combined with the flexibility and self-flashing behavior of a fluid coating.
The roof’s mechanical areas needed a different answer. Casa Monica’s HVAC units sit in confined zones where standing water can collect even on a roof with otherwise good slope and drainage. For those specific areas, Floridian Roofing & Solar specified an additional layer of GAF High Solids Silicone Coating, applied around each HVAC penetration and curb to create a dedicated barrier against ponding water. This targeted approach let the team match the coating to the actual risk in each zone instead of applying a single blanket solution across a roof with very different demands in different areas.
Execution
Installation began in spring 2026. Because the HydroStop System cures as a liquid-applied application, the crew worked without the noise, vibration, and open-roof exposure that come with a mechanical tear-off. That mattered directly to Casa Monica’s operations: guests, staff, and hotel functions continued without the disruption a full replacement would have caused.
The Result
Casa Monica Resort & Spa now has a fully restored roof system with a 20-year manufacturer warranty from GAF, backed by Florida Product Approval FL20663-R25 under System R-64, which confirms the installation meets the wind uplift and structural standards Florida requires for coastal commercial buildings. The finished membrane is monolithic, meaning it was applied as a single continuous system rather than built up from overlapping sheets or panels, so there are no lap seams at the points where a roof most often fails first. The HydroStop System’s reflective surface also reduces roof surface temperature, which helps lower cooling demand on the building below it.
